TL;DR: Title insurance is the thorn in the side of every single residential real estate transaction in America. With the home market bleeding, you'll find attorneys processing documents by hand with outdated software at title agencies. Vestris automates the back office and supplements processors the way software should — letting shops give the same care to closing the biggest purchase of a buyer's life.

Imagine you're shopping the market and you just found your dream home. You're ready to purchase, the contract is signed, everything is in place.
And you're recommended a settlement company, and told to buy title insurance.
Most homeowners couldn't tell you what title insurance actually buys them. In a nutshell: you're paying for the peace of mind that the property you're buying has no open claims against it — payments a title company makes on your behalf.
But it's also a process that takes weeks. Behind the phone, you've got lawyers processing files, manually checking emails, and scanning two seemingly identical documents for changes.
Meanwhile, the incumbent software is a decade-old, per-file database whose premium plans put it out of reach for the small and mid-size shops that make up most of the market.
Vestris runs the file end to end:
Reads everything on arrival — every document that hits a processor's inbox is routed to the right order, new contracts spin up new files, and the routine back-and-forth is handled, so the first 30% of a file is done before a human even looks.
Does the math — logs into county tax and land portals to pull up-to-date figures, then prorates taxes, utilities, HOA dues, and special assessments to the settlement date on that county's convention, every figure traced back to its source.
Drafts the commitment — building Schedule A from the vesting and legal description and Schedule B from the exceptions in the record, the work a small shop waits a week and pays an abstractor hundreds for.
Closes it out — reconciling the closing disclosure against the settlement statement, handling the lender back-and-forth, and showing the processor exactly what changed, so no one's squinting at two seemingly identical PDFs.
Every step still goes through human approval. What changes is bandwidth: a mom-and-pop shop never has to turn down an order because they're swamped, and they get to spend their time on the in-person care that made buyers seek them out in the first place.
We're Aahil and Josh, best friends and UMich roommates.
Aahil previously built SafeKids and holds three USPTO patents. He spent the summer closing files at a title shop, seeing the processor's grind firsthand.
Josh previously built live-telemetry and communication systems for Michigan's Formula SAE team. He worked the same title desk, and stole the cubicle with the monitor 😠
We're running Vestris in parallel at a title shop that settles millions in deals a month.
If you know anyone at a title agency, escrow, or settlement company — we'd love an intro.
And if you've ever bought or sold a home, reach out! You probably have strong feelings about the title process :)
