You're ready to purchase, the contract is signed, everything is in place.\n\nAnd you're recommended a settlement company, and told to buy title insurance.\n\nMost homeowners couldn't tell you what title insurance actually buys them. In a nutshell: **you're paying for the peace of mind that the property you're buying has no open claims against it** — payments a title company makes on your behalf.\n\nBut it's also a process that takes weeks. Behind the phone, you've got lawyers processing files, manually checking emails, and scanning two seemingly identical documents for changes.\n\nMeanwhile, the incumbent software is a decade-old, per-file database whose premium plans put it out of reach for the small and mid-size shops that make up most of the market.\n\n### The Solution\n\nVestris runs the file end to end:\n\n**Reads everything on arrival** — every document that hits a processor's inbox is routed to the right order, new contracts spin up new files, and the routine back-and-forth is handled, so the first 30% of a file is done before a human even looks.\n\n**Does the math** — logs into county tax and land portals to pull up-to-date figures, then prorates taxes, utilities, HOA dues, and special assessments to the settlement date on that county's convention, every figure traced back to its source.\n\n**Drafts the commitment** — building Schedule A from the vesting and legal description and Schedule B from the exceptions in the record, the work a small shop waits a week and pays an abstractor hundreds for.\n\n**Closes it out** — reconciling the closing disclosure against the settlement statement, handling the lender back-and-forth, and showing the processor exactly what changed, so no one's squinting at two seemingly identical PDFs.\n\nEvery step still goes through human approval.
