The Problem

Every Affordable Housing move-in and recertification requires applicant income verification and a strict eligibility review. In addition to the high labor costs and regulatory burden, delays in reviewing applications and thoroughly screening applicants can cause weeks of lost rental revenue.

Lost revenue on a single move-in can accumulate to thousands of dollars, and penalties for non-compliance can cost millions in credit recaptures and fines.

The Solution

Tire Swing uses AI to bring compliance expertise to the point of leasing. It turns weeks of reviews and approvals into a minutes-long process. The platform:

  • Reviews evidence as it is collected. Tire Swing processes documentation in minutes, allowing problems to be addressed before the applicant leaves the office.
  • Performs the eligibility analysis. It calculates household income, applies all applicable property, state, and program eligibility rules, and links every finding to its supporting evidence.
  • Automates certification compliance. Tire Swing flags missing, inconsistent, or incorrect information with steps to resolve the problem from a library of thousands of deterministic and AI driven compliance checks.

Tire Swing means faster move-ins and recertifications, reduced consulting budget, and more consistent, audit-ready files. 

Looking ahead

We believe Affordable Housing is the first application of a much larger needs-based eligibility opportunity. Federal, state, and local governments distribute more than $1.5 trillion annually through needs-based programs including Medicaid, SNAP, TANF, utility assistance, and tax credits.

These programs share a common underlying workflow: collect documents, convert them into structured facts, apply eligibility rules, and resolve missing or contradictory information.  The administration costs for these services are approximately $20B annually.

The Team

Tire Swing is founded by Paul and Lucas, college friends and Princeton computer science graduates. Prior to founding Tire Swing, Lucas worked as a software engineer at Instacart and Capital One, and Paul worked as a cybersecurity consultant at Stroz Friedberg.
